To assist in our mold evaluations

We utilize state-of-the-art moisture detection equipment, infrared camera technology and air quality sampling devices.  We conduct sampling when warranted and have them processed by a leading independently accredited laboratory to identify and quantify the mold that is present. 

Following your inspection, I will physically walk you through the areas of concern, and provide a detailed inspection report with photographs and a summary of the finding. 

This report will include the independent laboratory results of any samples that were collected to verify whether or not any toxic or unusual mold conditions exist.  If Mold is present, we will provide a detailed written protocol for Remediation.

Do I Need A Mold Inspection, Mold Remediation or Mold Removal?

If Mold is present or is suspected based off of smells, discoloration on walls, floors or ceiling, then you need to have it evaluated promptly.  Mold remediation companies usually work for homeowners, business owners or insurance companies, and we assess the risk of potential damage that might have been done by a water leak or flooding which can lead to mold growth. If there are indications of excessive moisture in walls, ceilings or under floors from a a leaking/broken pipe or flood damage, then this could indicate that a mold problem may be present.

A Licensed Mold Assessor will attempt to prove whether or not any mold is actually growing in areas of the home or building, assess what type of mold it is (as some molds are more toxic than others), and what might be the cause of the excessive moisture conditions.

Home and building inspection reports usually include an assessment of the moisture conditions inside of a building, as well as whether or not there's any evidence of mold growth.  It is difficult for a home inspector alone to determine what types of molds may be growing, so this is when you may need a Licensed Mold Inspector & Assessor to evaluate the area. 

Often times independent lab testing is needed to determine the types of molds present and the amounts of each, especially toxic black mold.

Tests for mycotoxins should always be done with any samples collected from walls, floors and the indoor air, which have mold growth or spores so the proper remediation steps can be taken based on the level of toxicity found.

Tests also need to be done before and after any mold removal work is performed so it's known whether or not all the mold was eradicated and there are no further health risks.

Common Signs  Mold is Present

You notice growth that you suspect to be mold but are not sure. This growth could be along your walls, floor, furniture, or ceiling and start of as a discoloration spot.

You start to experience allergic reactions to pathogens you suspect could be from mold. Such allergic reactions include coughing, sneezing, skin irritation, eye irritation, inflammation of the throat and lungs, as well as asthma.

You detect the musky odor that you suspect could be from mold.

You discover an existing moisture/dampness/humidity problems that you suspect could cause mold growth on your property.

You have had plumbing leaks or flood damage in the past, that have been repaired.

The starts with a call or email to Maximum Restoration so we can hear your concerns and give you our impression of what may be needed.

Visual Inspection:

We will quickly schedule an appointment for a visual inspection after we hear your concerns, then we identify & isolate any moisture or water sources. Removing the source is paramount.

Mold Sampling if Needed:

We will collect surface and air samples from areas of concern, as well as from the outside environment to act as a control for normal mold conditions, when needed.

Mitigate and Remediate:

We will correct or remove the moisture or water source and give you mitigation step for the future.

We will then isolate, contain and remove all mold and effected building materials, in a safe and approved manner.

Restoration & Final Testing:

Samples will be conducted in all areas where mold was discovered with surface and air quality testing.  This step helps to prove all of the mold has been remediated and remove properly and completely.  Now we can restore your home to it's original pre-loss condition.
